What happens after you apply

Once you submit your full application, Nestwise begins reviewing your information, verifying your documents, and preparing your file for underwriting. The entire process is digital and supported by clear updates in your dashboard.

Here’s how the next steps work.


1. Your application is reviewed for completeness

First, Nestwise checks that your application includes:

  • Required personal information

  • Income and employment details

  • Asset and banking information

  • Property details

  • Required authorizations

If anything is missing, you’ll receive a clear request in your dashboard.


2. Nestwise verifies your documents

Your documents are reviewed for:

  • Accuracy

  • Completeness

  • Consistency with your application

  • Alignment with Fannie Mae and Freddie Mac guidelines

If a document needs clarification or replacement, Nestwise will notify you.


3. Your file moves to processing

Once your documents are reviewed, your file enters processing, where the Nestwise team:

  • Orders your appraisal (if applicable)

  • Runs automated underwriting

  • Verifies employment

  • Confirms bank statements

  • Reviews credit data

  • Prepares your file for the underwriter

You’ll see a real-time status update in your dashboard.


4. You may receive a list of conditions

Conditions are requests for additional items, such as:

  • Updated pay stubs

  • Missing tax return pages

  • Clarification of deposits

  • Letters of explanation

This is completely normal. Most borrowers receive conditions at this stage.

You can upload items directly in your dashboard.


5. Your file moves to underwriting

An underwriter reviews your entire file to confirm:

  • Credit eligibility

  • Stable income

  • Adequate assets

  • Property eligibility

  • Program compliance

Underwriting results in one of the following:

  • Conditional approval

  • Approved with minor items

  • Suspension (rare, usually for missing items)

  • Denial (if guidelines cannot be met)

If approved, you’ll see clear instructions for next steps.


6. Your appraisal is completed

(For purchase and refinance loans)

Nestwise will:

  • Order your appraisal

  • Share the scheduled date when available

  • Notify you when the report is complete

Appraisal results can affect your loan terms, and Nestwise will explain any changes.


7. Final approval and closing preparation

Once all conditions are satisfied and the appraisal is complete, your loan moves to final approval.

You will receive:

  • Final disclosures

  • Estimated closing numbers

  • Instructions for signing

  • Your scheduled closing date

Everything is handled digitally, with support available any time.


8. Closing and next steps

On closing day, you’ll:

  • Sign your documents (usually electronically)

  • Finalize your loan
