What documents you need for a Nestwise mortgage

Nestwise follows Fannie Mae and Freddie Mac documentation rules.
This means you’ll need to provide documents that verify your identity, income, assets, and the home you are buying or refinancing.

Below is a breakdown of the most common requirements.


1. Identity and personal information

You will typically need:

  • A valid government-issued ID (driver’s license or passport)

  • Social Security Number

  • Proof of residency status (if applicable)

These items confirm your identity and are required for all borrowers.


2. Income documentation

Income requirements depend on how you earn your money.

W-2 employees

You may need:

  • Most recent 30 days of pay stubs

  • W-2 forms from the last 2 years

  • Federal tax returns, if requested

Self-employed borrowers

You may need:

  • 2 years of personal tax returns

  • Business tax returns (if applicable)

  • Year-to-date profit and loss statement

  • Business bank statements

  • Documents verifying business ownership

1099 contractors or mixed-income borrowers

You may need:

  • Most recent 1099s

  • 2 years of tax returns

  • Bank statements showing consistent deposits

3. Asset documentation

Nestwise will review your assets to verify down payment funds, reserves, and closing costs.

You may need:

  • Recent bank statements (typically 1–2 months)

  • Retirement account statements

  • Investment account statements

  • Documentation for gift funds, if applicable

Gift funds require:

  • A signed gift letter

  • Proof of transfer

  • Verification that the donor has the ability to give the gift


4. Property documentation

Depending on your loan, you may also need:

  • Purchase contract (for homebuyers)

  • Homeowner’s insurance policy

  • HOA documentation (if applicable)

  • Property tax information

Nestwise will order an appraisal for most loans, and you will receive updates through your dashboard.


5. Additional documentation

  • Divorce decrees (for alimony/child support considerations)

  • Bankruptcy or foreclosure documentation

  • Letters of explanation for credit events

  • Proof of paid-off debts

  • Proof of rental history
