This article explains how to request copies of your loan documents, including your Closing Disclosure, Note, mortgage statements, tax forms, and other official records.

How to request loan documents

Nestwise makes it easy to access digital copies of your loan documents. Many documents are available directly in your dashboard, while others may require contacting your loan servicer.

Here’s how to access what you need.


1. Documents available in your Nestwise dashboard

You can download many of your core loan documents anytime, including:

  • Closing Disclosure (CD)

  • Loan Estimate (LE)

  • Promissory Note

  • Mortgage / Deed of Trust

  • Initial disclosures you signed during the application

Look for these in the Documents or Closing Documents section of your dashboard.

If Nestmatch™ is active, your dashboard may also include program-related disclosures.


2. How to request monthly statements

Monthly mortgage statements are typically provided by your loan servicer.

If Nestwise is servicing your loan:

  • You can download statements directly from your dashboard

  • You can request past statements through support

If your loan has been transferred to a servicing partner:

  • Statements will be available in the servicer’s online portal

  • You can request copies directly from the servicer

Your monthly statement includes:

  • Payment amount

  • Escrow details

  • Past-due amounts (if any)

  • Year-to-date totals


3. How to request tax documents (Form 1098)

Your 1098 Mortgage Interest Statement is issued each January and shows the interest you paid during the prior year.

Where you’ll get it:

  • From Nestwise, if we service your loan at year-end

  • From your servicing partner, if they serviced your loan at year-end

It will be sent by mail and may also be available digitally.


4. How to request payoff statements

A payoff statement is required if you plan to:

  • Refinance

  • Sell your home

  • Pay off your loan early

To request a payoff:

  • Submit a request through your dashboard, or

  • Contact your servicer directly

Payoff letters usually include:

  • Your payoff amount

  • Per-diem interest

  • Good-through date

  • Instructions for sending the payoff funds


5. How to request verification of mortgage (VOM/VOD)

Lenders or landlords may request verification of your mortgage or payment history.

To request VOM/VOD documents:

  • Contact your servicer (or Nestwise if we service your loan)

  • Provide the third-party’s contact information

  • Allow 1–3 business days for processing


6. If your loan has transferred to a servicing partner

If you received a servicing transfer notice:

  • Your new servicer handles all document requests

  • Nestwise can help direct you to the correct portal

  • Your loan terms do not change because of the transfer

Servicers maintain complete document history for all transferred loans.

Reach out if:

  • A document you expect isn’t in your dashboard

  • You’re unsure who services your loan

  • You need a payoff statement urgently

  • Your tax documents haven’t arrived

  • You need help finding or downloading files

Support can retrieve documents or guide you to the correct source.
