Conditional approval means an underwriter has reviewed your information and determined that you meet the main requirements for a Nestwise mortgage—as long as a few remaining items are completed.

It is not a denial.
It is also not the final approval yet.
It is a very normal and expected step in every mortgage.


What conditional approval tells you

When you receive conditional approval, it means:

  • Your credit profile meets guidelines

  • Your income appears stable and acceptable

  • Your assets qualify

  • Your initial documentation is sufficient

  • The loan looks eligible under Fannie Mae or Freddie Mac rules

You’re on track — you just need to finish the remaining items.


What conditions usually include

Conditions are the remaining items the underwriter needs before giving you final approval. Common examples include:

  2. Open your Conditions or Required Items list

  3. Upload the requested documents or information

  4. Add a short note if something needs clarification

  5. Hit “Submit” so the Nestwise team can review it

You’ll receive updates when each item is accepted.


How long this stage usually takes

Most borrowers complete their conditions within 1–5 days, depending on how quickly documents are uploaded.
After all conditions are satisfied, your file moves to final approval.


Does conditional approval lock my rate?

Rate locks depend on timing and loan type.

What happens next

After you complete all conditions, Nestwise will:
