Understanding Your Wealth Projection

This article explains how to read your Nestwise wealth projection, including what each part of the projection represents, how the numbers are calculated, and what to keep in mind when comparing scenarios.

Who this article is for

This article is for:

  • Borrowers reviewing their results from the Nestmatch calculator

  • Homebuyers trying to understand long-term wealth differences

  • Refinancers evaluating financial outcomes with Nestwise

  • Anyone comparing Nestwise to a traditional mortgage

What your wealth projection shows

Your wealth projection is a long-term estimate that helps you understand how a Nestwise mortgage with Nestmatch™ compares to a traditional 30-year mortgage.

The projection includes:

  • Your estimated home equity over time

  • Your projected Nestmatch rewards

  • A combined “total wealth impact” number

  • A traditional-mortgage comparison

  • Your estimated monthly payment

These numbers are illustrative only and depend on your inputs and program assumptions.

1. Home equity projection

This part of your report shows:

  • Your estimated outstanding loan balance each year

  • How much principal you’ve paid down

  • How quickly you build equity over 30 years

This section is similar to what you’d see with a traditional amortization schedule.

What affects home equity:

  • Your down payment

  • Your loan amount

  • Your interest rate

  • How early or often you make payments

This component is the same for both Nestwise and traditional loans.

2. Nestmatch rewards projection

This section estimates how much you could earn in Nestmatch rewards over time.

You will see:

  • Estimated monthly contributions

  • Year-by-year reward totals

  • A projected 30-year total

Keep in mind:

  • Contributions are estimates, not guarantees

  • Actual amounts depend on monthly on-time payments

  • Rewards do not earn interest

Your report explains this clearly in the disclaimer section.

3. Total wealth comparison

This is the headline number most borrowers look for.

It adds:

  • Your projected home equity

  • Your projected Nestmatch rewards

And compares them against:

  • The equity you’d build with a traditional mortgage only

This helps you understand the full long-term financial impact of choosing Nestwise.

4. Your monthly payment summary

Your projection includes:

  • Estimated monthly mortgage payment

  • Principal + interest breakdown

  • Optional estimates for taxes and insurance

This is not a formal rate quote.
Actual pricing is provided during application and underwriting.

5. Nestwise vs. traditional chart

The projection may show a side-by-side chart that illustrates:

  • Wealth with a traditional mortgage

  • Wealth with Nestwise

  • The difference over time

This makes it easy to visually compare outcomes.

6. Understanding assumptions

The projection uses certain assumptions, including:

  • On-time monthly payments

  • Nestmatch program rules as currently defined

  • A standard 30-year amortization schedule

  • Input values provided by you (loan amount, rate, down payment, etc.)

Your results will vary if:

  • Interest rates change

  • Your loan amount changes

  • Your payment schedule varies

  • Program rules are updated

These assumptions are explained in your downloadable report and in the calculator disclaimer.

7. Why your projection may change later

Your projection is an estimate—not a fixed or guaranteed outcome.

It may change if:

  • You adjust your loan details

  • You enter more accurate numbers

  • Nestmatch contribution rules update

  • Your final rate or loan terms differ from your initial assumptions

Once your loan closes, you will see real numbers reflected in your Nestmatch dashboard each month.
