What to expect before closing

This article explains what happens in the days leading up to your closing date, what documents you’ll receive, and how to prepare for a smooth closing experience.

Who this article is for

This article is for:

  • Borrowers who have received final approval or “clear-to-close”

  • Anyone approaching their closing date

  • People who want to understand the final steps of the mortgage process

What to expect before closing

Once you are cleared to close, you’re in the final stage of the Nestwise mortgage process. The last few days are focused on preparing documents, confirming details, and making sure everything is ready for closing day.

Here’s what you can expect.

1. You’ll receive your Closing Disclosure (CD)

The Closing Disclosure is a detailed document that outlines:

  • Your final loan terms

  • Your interest rate

  • Your monthly mortgage payment

  • Your closing costs

  • Any prepaid items (taxes and insurance)

  • Cash needed to close, if applicable

You must receive the CD at least 3 days before closing, as required by federal law.

2. Review your Closing Disclosure carefully

When you receive your CD:

  • Make sure all personal information is correct

  • Confirm the loan amount and interest rate

  • Review estimated monthly payments

  • Check your closing cost breakdown

  • Verify the amount you need to bring to closing

If you notice anything that doesn’t look right, contact Nestwise immediately — small errors are common and easy to fix.

3. Nestwise will confirm your closing appointment

You will receive:

  • Your official closing date

  • Appointment time

  • Instructions for signing (usually digital)

  • Any additional guidance for your situation

Most closings take place fully online through a secure signing platform.

4. Prepare your funds for closing

If you need to bring money to closing, Nestwise will provide detailed instructions.

You may need to:

  • Schedule a wire transfer

  • Confirm your bank’s wire cutoff time

  • Use only verified wiring instructions from Nestwise

Important:
Always call the number on the Nestwise website to confirm wiring instructions.
Wire fraud is common in the real estate industry.

5. Expect a final employment verification

Before closing, lenders are required to verify your employment one more time.

This may happen through:

  • A quick automated check

  • A call to your employer

  • A third-party verification service

This step ensures nothing has changed since your loan was approved.

6. Avoid major financial changes

In the days before closing, avoid:

  • Changing jobs

  • Opening new credit accounts

  • Making large purchases (car, furniture, etc.)

  • Transferring large amounts of money

  • Missing any bill payments

These changes can impact your loan at the last minute.

7. You’ll receive final signing instructions

On or before closing day, Nestwise will send:

  • A link to your digital closing package

  • Steps for reviewing and signing

  • Contact information if you need assistance

Most borrowers can complete the entire closing online in about 20–30 minutes.
